Proposed Modifications to the Project <br />The proposed modifications to the Project (including the Certified EIR and First and Second addenda) is <br />described below. <br /> 200 to 220-room Select-Service Hotel: <br />o The proposed parcel size for the hotel is 250,500 254,753 square feet, while the gross <br />building area would be approximately 150,385 152,968 square feet, resulting in a Floor <br />Area Ratio (FAR)2 of 0.60 . <br />o The proposed height of the hotel is 50 56 feet 4 inches to Average Roof, 61 feet to the <br />top of the parapet, and 66 feet 4 inches to the top of stair and elevator shaft <br />(penthouse). Proposed heights over the required maximum of 50 feet is allowed with an <br />approved Planned Development Permit. <br /> 485 491 Housing Units: <br />o The height for the above grade parking structure for the residential apartment units is 50 <br />63 feet. The maximum height allowed is 50 feet and the apartment complex (including <br />the parking structure) is proposed to be 53 feet in height with a top of roof at 59 feet 4 <br />inches and 63 feet to the top of the stair and elevator shaft (penthouse). The height <br />modification would be approved through a Planned Development Permit. <br />o The proposed parcel size for the 285 residential apartment units is 277,579 277,503 <br />square feet, while the gross building square footage would be approximately 325,000 <br />316,460 square feet, resulting in a FAR of 1.17 1.14 and a density of approximately 45 <br />residential dwelling units per acre. <br />o 48 62 Townhomes: The approximately 62 townhomes would consist of attached and <br />clustered units, approximately two to three stories in height, located at the southern <br />boundary of the Project site, east of Monarch Bay Drive. Parking for the proposed <br />townhomes would be provided through a combination of garages and surface lots. The <br />maximum height allowed is 40 feet and each townhome is proposed to be 36 38 feet in <br />height with a top of roof (to allow for roof decks) at 45 feet. The height modification <br />would be approved through a Planned Development Permit. <br />o 152 144 Single-Family Detached Homes: The proposed single-family residential units <br />would be located in the central portion of the Project site, east of Monarch Bay Drive. <br /> <br />2 City of San Leandro. 2019.
