C. Electrical transformers shall be vaulted underground. In the event that the <br />transformer cannot be undergrounded, it shall be screened from view consistent <br />with the access requirements of PG&E. Details for screening shall be subject to <br />the review and approval of the Community Development Director. <br />VII. LANDSCAPING <br />A. Prior to issuance of a Building Permit for the project, a landscape and irrigation plan <br />shall be submitted for review and approval of the Community Development <br />Director. <br />B. All landscaping shall be installed prior to issuance of a Certificate of Occupancy <br />for each parcel/building, details subject to approval of the Community <br />Development Director. <br />C. The property shall be landscaped according to the approved landscape plan. Any <br />changes to this plan must be reviewed and approved by the Community <br />Development Director. <br />D. All landscaping shall be maintained in accordance with the approved landscape <br />plan. Any missing or unhealthy plants shall be immediately replaced. Trees shall <br />not be severely pruned, topped, or pollarded. <br />E. Landscaping shall be maintained in a weed -free and healthy condition at all times. <br />F. All landscaped areas shall be provided with an automatic irrigation system, details <br />subject to the Community Development Director. <br />G. All required street trees shall be a minimum 24-inch box size. All other <br />remaining trees shall be a minimum 15-gallon size, details subject to approval of <br />the Community Development Director. Removal of any trees in the future must <br />receive the prior approval of the Community Development Director. <br />VIII. MAINTENANCE <br />A. The project site shall be well -maintained and shall be kept free of litter, debris, <br />and weeds at all times; during construction, the site shall be well maintained and <br />shall be kept free of litter, debris, and weeds. <br />B. Any graffiti shall be promptly removed from building walls, perimeter sound <br />walls, and/or fences.
