Prior to approval of the Final Map, the Sub -divider shall pay underground utilities <br />conversion fee for the project frontage on Davis Street as per Master Fee schedule. <br />The fee based upon First Quarter, 2002 is $154.05 per lineal feet. <br />H. FEES AND DEPOSITS <br />1. Design review fees, development impact fees, permit fees, inspection fees, and <br />any other fees charged by the City or other reviewing agencies for the review, <br />approval, permitting, and inspection of the above listed public improvements shall <br />be paid by the Sub -divider. <br />2. Prior to approval of the final map, Sub -divider shall enter into a Subdivision <br />Improvement Agreement and shall post security in the amounts and forms <br />acceptable to the City Engineer. <br />3. Sub -divider shall pay Development Fee for Street Improvement (DFSI) based on <br />the type of building and its use. Fee will be due prior to issuance of the building <br />permits. <br />I. PRIVATE IMPROVEMENTS <br />1. All of the streets and services within the project boundary must be privately <br />maintained, with the exception of the existing public sanitary sewer and storm <br />drain mains within the project area. <br />2. All of the sanitary sewer and storm drainage facilities constructed within the <br />boundaries of the project shall be privately owned and maintained by the property <br />owner's Association, unless otherwise noted on the approved improvement plans, <br />up to the point of connection of the systems to an existing public facility. <br />J. - STREET TREES AND LANDSCAPING <br />1. The Sub -divider shall prepare a landscaping and irrigation plan for review and <br />approval by the Development Services and Engineering and Transportation <br />Department. The landscape plan shall include species, size, quantities, and <br />locations. All landscaping shall be designed with efficient irrigation practices to <br />reduce run-off, to promote surface filtration, and to minimize the use of fertilizers <br />and pesticides that can contribute to run-off pollution. <br />2. Sub -divider shall plant street trees within the project frontages along the new <br />streets and Davis Street. Street tree locations and species shall be approved by the <br />Development Services Department.
