The Joint Area Redevelopment <br />Advisory Committee unanimously supported the Interim Ordinance on December 5, <br />2001. <br />• Most of the corridor is zoned CC (Commercial Community) or P (Professional). Under <br />these two zoning districts, a wide variety of permitted uses are allowed, without any <br />required discretionary review. In addition, opportunities exist to develop parcels that are <br />underutilized or vacant. These sites could be used to accommodate a series of <br />developments that would promote a more aesthetic and vibrant economic pattern in this <br />area. <br />Current City Council Policy <br />The City has adopted many plans that provide streetscape recommendations and <br />desired land uses for specified areas, such as the Downtown Plan and Urban <br />Design Guidelines (2001) and the North Area Plan and Revitalization Manual <br />(1991). The East 14th Street South Area Development Strategy will follow this <br />planning model. The existing General Plan and the draft General Plan provide <br />land use policy direction. Other adopted plans that will serve as a basis for the <br />proposed study are the Joint Project Area Redevelopment Plan (1993) and <br />Redevelopment Implementation Plan (1997), and the City's Economic <br />Development Strategy (1997). <br />Previous City Council Action <br />Not applicable <br />City Council Committee Review and Action <br />The Council Economic Development/Redevelopment Subcommittee held a <br />discussion on October 23, 2001, which was reported on to the full Council on <br />November 5, 2001. <br />Applicable General Plan Policy <br />The emerging draft General Plan provides direction for the East 14th Street Focus <br />Area. Authorizing the Development Strategy and Interim Ordinance will <br />implement the recommended goals, policies, and actions for this Focus Area. <br />Permits and/or Variances Granted <br />Not applicable <br />5 <br />
