The project site would be rezoned from IL - <br />Industrial Limited District, to RS-Residential Single Family with a PD-Planned Development <br />Overlay in order to facilitate this development. The four existing parcels will be subdivided into a <br />total of 74 parcels, including 69 single-family lots, ranging in size from approximately 2,352 <br />square feet to 3,588 square feet in size. Home sizes would range in size from approximately 2,008 <br />square feet to 2,566 square feet and include three to four bedrooms and an attached, two -car <br />garage. The remaining five parcels would comprise a public open space element consisting of a <br />walking trail along SanLeandro Creek and a central 0.31-acre passive park with a tot -lot and <br />benches. <br />Surrounding land <br />uses and setting: North: San Leandro Creek <br />South: Single-family residential <br />East: Union Pacific railroad tracks <br />West: Single-family residential <br />The project site is located at the northern terminus of Preda Street, and is comprised of four <br />separately owned properties.
