Grindley (Appellant). <br />The proposed project would maintain the previously approved zoning districts (RS-PD and <br />P-PD), but includes a revision to the zoning district boundary line. The previous approval <br />included a flag -lot configuration. As currently proposed, the two lots would be of similar <br />size and be configured side -by -side. The proposed modifications to the site plan include: <br />increased on -site parking for the office building; moving the parking from the front of the <br />property to the rear of the office building; demolition of the existing single-family residence <br />located to the rear of the office building; relocating the detached garage to the front of the <br />house that was recently moved to the site; and architectural changes to the office building to <br />integrate it more fully with the home that has been moved to the site. <br />SUMMARY AND RECOMMENDATION <br />• In June of this year the appellant applied for a modification to the Planned <br />Development (PD00-2) that was approved by the City Council on October 16, 2000. <br />The proposed modification includes changing the zoning district boundary line and a <br />modifying the site plan and improvements. The proposed zoning district boundary <br />line would be revised from a flag -lot configuration to two side -by -side lots of similar <br />square footage (and retaining the same zoning designations of RS (PD) and P (PD)). <br />Modifications to the site plan includes demolishing the existing single-family home <br />and moving the existing detached garage to the front of the residential lot. A home <br />has been moved to the property in the interim. The reconfigured site plan allows for <br />the office building parking to be located to the rear of the building. Additional on -site <br />parking is proposed, which will allow for a second story of office building. <br />i" <br />
