In this case, the minimum lot size will require exceptions to the <br />RM base district requirements. The lot for the condominiums has a substandard width of <br />approximately 83 feet, where 120 feet is the minimum required for a corner lot. Due to the <br />narrowness of the properties, it is necessary to have setbacks shallower than required by the base <br />district. The front and corner side yard setbacks for the condominium will be seven feet where 15 <br />feet is the minimum required in the RM-1800 District. The interior side yard will be five -feet, eight <br />inches, where a minimum of six feet and average of 10 feet is required. The 26 off-street parking <br />spaces provided will be shy one space where 27 spaces is required (nine, 3-bedroom units x 2.5 <br />spaces per unit requires 22.5 spaces, plus two, 2-bedroom units x 2.25spaces per unit requires 4.5 <br />spaces). Lastly, Units 1 and 7 lack any private outdoor space. Staff believes that the exception to <br />the base zoning district required for this project are adequately off -set by the improved site plan and <br />superior architectural features proposed. <br />Environmental Review <br />This item is categorically exempt from the California Environmental Quality Act (CEQA) per <br />CEQA Guidelines, Article 19, Section 15332 In -Fill Development Project. <br />Code Compliance Review <br />Not applicable <br />
