The Marina continues to be a key element of the City's marketing strategy, serving as a focal <br />point and symbol of the community. The proposed Marina Conference Center offers a unique <br />opportunity to enhance the Marina, stimulate economic growth and make physical improvements <br />to Marina Blvd. <br />The Advisory Committee identified the following key challenges impacting successful <br />revitalization of the business and industrial area: <br />Challenges <br />• Older buildings and infrastructure that do not accommodate current <br />needs <br />• High concentration of trucking and heavy industrial uses versus light <br />industrial, service and high-tech uses <br />• Under -use of the Marina as a City-wide asset <br />• Lack of sustainable planning and development <br />5 <br />5- ._ <br />
