Eminent Domain -7- September 15, 1999 <br />Sub -Area C: The Aladdin/San Leandro Boulevard Corridor. It is anticipated that <br />the property in Sub -area C will experience some pressure to transition away from <br />industrial into a combination of residential and commercial over the next twelve years as <br />Hudson Pencil and other opportunity sites develop along the Aladdin Avenue/San <br />Leandro Boulevard Corridor. Eminent domain authority in this area is critical to <br />ensuring an orderly transition, should it be desired by the community. <br />Properties in the Unincorporated Area of Alameda County <br />Alameda County has requested that seven parcels within the unincorporated portion of the Joint <br />Project Area be added to the list of properties over which the Agency has eminent domain <br />authority. These sites are included to facilitate hazardous materials cleanup, resolve ongoing <br />code enforcement complaints and facilitate the reuse of sites in conformance with the <br />Redevelopment Plan. The Board of Supervisors approved inclusion of these properties at its <br />August 171h meeting. <br />CONCLUSION <br />The extension of the power of eminent domain is important for the continued success of <br />redevelopment as it will expand the Agency's capability to assemble land for development <br />projects and increase its ability to respond quickly to development opportunities.
