CITY OF SAN LEANDRO <br />STAFF REPORT <br />DATE: June 9, 1998 <br />TO: John Jermanis, City Manager <br />FROM: June Catalano, Development Services Director <br />BY: Nor Weisbrod, Associate Planner <br />APPROVED AND FORWARDED <br />TO CITY COUNCIL <br />JVtagei <br />ates <br />in 0 <br />c� �r <br />SUBJECT: PD-97-10• A-98-4• and Vesting Tentative Map Tract 7001: PD-97-10, Planned <br />Unit Development for Twenty-five (25) Two -Story, Three Bedroom Townhouse <br />Units; Vesting Tentative Map Tract 7001, Tract Map to Subdivide the Property <br />into 25 Individual Parcels for Each Unit; and A-984, Rezoning of 1762 and 1770 <br />San Leandro Boulevard from RM-1800 Residential Multi -Family to RM-1800 <br />(PD) Residential Multi -Family Planned Development Combining District; 1707 <br />and 1761 Carpentier Street (the area bounded by Carpentier Street on the East, <br />Thornton Street on the North and San Leandro Boulevard on the West); Assessor's <br />Parcel Number 75-27-2-1, 7-3 and 8; Westco Community Builders, Inc.; RM- <br />1800 (PD) and RM-1800. <br />SUMMARY AND RECOMMENDATION <br />This memorandum and attachments serve as the Planning Commission recommendation for the <br />following items: <br />PD-97-10: This is a planned development to construct twenty-five (25) townhouse units. Each <br />home will be two stories with three bedrooms and two baths. The floor area, excluding the attached <br />two -car garage, is 1290 square feet. <br />A-98-4: This planned development consists of three separate parcels. Two of the parcels are zoned <br />RM-1800 (PD) Residential Multi -Family Planned Development Combining District. The vacant <br />parcel fronting on San Leandro Boulevard is zoned RM-1800. To be included in the planned <br />development, it must be rezoned to RM-1800 (PD). <br />Vesting Tentative Tract Map 7001: Each of the homeowners in this development will own the <br />unit and the lot on which it is located. They will be responsible for the maintenance of the interior <br />and exterior of the unit and the front and rear yard. There will be no common area and no <br />homeowners association. <br />
