They will all be three bedrooms and <br />two baths with a floor area of 1290 square feet. All of the units will have private back yards with a <br />depth varying from 15 to 24 feet. The front yard setback varies from 18 to 20 feet. <br />A two car garage is an integral part of each unit. The minimum driveway approach is 18 feet in <br />depth which will provide for two guest or additional resident parking spaces in front of the garage <br />door. A sectional roll -up garage door will facilitate use of the driveway for parking. <br />The new one-way street extending from San Leandro Boulevard to Thornton Street allows 25 units <br />to be developed on this site without any of the units having driveways on San Leandro Boulevard. <br />Acquiring the additional property at 1762 and 1770 San Leandro Boulevard allowed this design <br />compromise. The one-way street provides access to 14 of the units and results in increased privacy <br />for the units fronting in this new street. <br />Units 1 through 4 back up to San Leandro Boulevard and unit 5 has a side yard along that street. <br />Since San Leandro Boulevard is a major arterial, the architect has designed the project to minimize <br />the impact of that street on this proposal. An 8 foot high masonry wall, very similar to the wall at <br />Marina Vista along Wicks Boulevard, will be constructed along the San Leandro Boulevard <br />frontage of the property. The wall will provide maximum privacy for the back yards of the 4 units <br />that back up to that street. It will also help mitigate noise from San Leandro Boulevard and the <br />railroad. There will be a narrow band of landscaping between the wall and the inside edge of the <br />sidewalk to soften the appearance of the wall from San Leandro Boulevard. The remaining fencing <br />in the backyards of the units and sideyards along the new street and Carpentier Street frontages will <br />be a six foot high solid wood fence. <br />The exterior walls of the units will be stucco with a composition shingle mansard roof on the front <br />and sides of the unit and a flat roof in the rear. Bay windows will be an interesting design element <br />on the front and side elevations and add to the interior of the unit. There is an offset in some of the <br />units to break up the continuous line of facades along the street frontage. Six color schemes have <br />been submitted. They range in the white, beige and green tones for the building walls and trim and <br />darker brown and gray for the roof. The color scheme compares with the colors used in other new <br />single-family housing developments in the city. <br />Vesting Tentative Map Tract 7001 <br />Each of the townhouse units will be located on an individual lot and there will be no common area <br />or lot in the project. The tentative map provides for a 25 lot subdivision. There is an attached <br />Engineer's Report and recommended conditions for the Tract Map. <br />t! <br />3 <br />
