Project Location (include county) eject Description: ___: project is to develop a vacant 13,510 square foot lot with a new 3,900 square foot, single story commercial/professional office building. The project reuses one existing driveway location and landscaped areas at the westerly edge of the site. The Reclassification application is to rezone the property with a PD Planned Development Overlay to allow a Planned Development where the building will encroach five -feet into the required 10-foot front- and street -side yard setbacks on Callan and Bancroft Avenues. All other zoning requirements are being satisfied. Off-street parking will be provided on the south side of the site. Construction of the project is anticipated to begin within a year of Planning Commission and City Council approvals and completed a year thereafter. This is to advise that the City of San Leandro, Lead Agency, has approved the above described project on November 17, 1997 and has made the following determinations regarding the above described project: 1. The project will not have a significant effect on the environment. 2. A Negative Declaration was prepared for this project pursuant to the provisions of CEQA. 3. Mitigation measures were not made a condition of the approval of the project. 4. A statement of Overriding Considerations was not adopted for this project. 5. Findings were not made pursuant to the provisions of CEQA.
