CALIFORNIA DEPARTMENT OF FISH AND GAME <br />CERTIFICATE OF FEE EXEMPTION <br />De Minimis Impact Finding <br />Project Title/Location Name and Address of Project Proponent (include county): A-97-10 & PD-97-8; <br />Reclassification from P Professional District to P (PD) Professional Planned Development Overlay District <br />and Planned Development to construct a new, 3,900 square foot, office building; Ivan Cornelius, 477 Callan <br />Avenue, San Leandro, California, 94577; Alameda County. <br />Project Description: The project is to develop a vacant 13,510 square foot lot with a new 3,900 square <br />foot, single story commercial/professional office building. The project reuses one existing driveway <br />location and landscaped areas at the westerly edge of the site. The Reclassification application is to rezone <br />the property with a PD Planned Development Overlay to allow a Planned Development where the building <br />will encroach five -feet into the required 10-foot front- and street -side yard setbacks on Callan and Bancroft <br />Avenues. All other zoning requirements are being satisfied. Off-street parking will be provided on the <br />south side of the site. Construction of the project is anticipated to begin within a year of Planning <br />Commission and City Council approvals and completed a year thereafter. <br />Findings of Exemption: <br />The City Council approved the proposal to rezone the property with a planned development overlay <br />district (P (PD))and to construct a new 3,900 square foot, single story commercial/professional office <br />building. <br />2. An initial study has been conducted to evaluate potential adverse environmental impacts. <br />3. The City Council finds and determines that, when considering the record as a whole, there is no <br />evidence before the City that the proposed project will have potential for an adverse effect on the <br />wildlife resources or the habitat on which wildlife depends. <br />4.
