Consulting Services Agreement between City of San Leandro and Last revised 03/15/2022 TRI Commercial Real Estate Services, Inc. for Retail Site Evaluation Services Exhibit A – Page 1 of 1 EXHIBIT A SCOPE OF SERVICES Consultant will evaluate on a preliminary basis the potential for a Trader Joe’s store in San Leandro based on San Leandro demographics and Trader Joe’s interest and requirements. Consultant will perform retail match analysis that evaluates site feasibility for Trader Joe’s within the City of San Leandro. Analysis will compare relevant local data, including demographics, customer traffic/source, and spending, versus Trader Joe’s business requirements. Potential sites to evaluate may include: • Greenhouse Marketplace, 699 Lewelling Blvd • Manor shopping area, Manor Blvd and Farnsworth Street • Downtown San Leandro – Davis Street to Williams Street along E. 14th Street • Bayfair Mall Area – E. 14th Street/Hesperian Blvd/150th Avenue • Marina Square/Kaiser North Parcel – Marina Blvd/I-880 • Marina Faire – Fairway Drive and Doolittle Drive Consultant will perform retail leakage/gap analysis that evaluates retail market in 3-5 locations to identify retail categories for which demand is not being met, and identify specific retailers that may be a good match within those categories. (May utilize city sales tax data from Avenue as appropriate). Consultant will prepare a short report that may be shared with City Council as appropriate. Consultant shall perform the Scope outlined above during the period March 23, 2022 to May 23, 2022. Consultant shall provide periodic oral progress reports to the City regarding the status of the work. All findings and Consultant’s reports to the City will be treated by Consultant as strictly confidential except for market material found in the public realm.
