M SUMMARY OF THE PROPOSED AGREEMENT <br />A. Description of the Site and the Proposed Development <br />Site <br />The site is comprised of real property ("Agency Assemblage") to be acquired by the Agency, which <br />will be deeded to the Auto Dealer for development, construction and operation of a new automobile <br />dealership and a used automobile facility. The Agency Assemblage comprising the site are identified <br />as follows: <br />1066-1072 Marina Boulevard, two rectangular -shaped parcels occupying the north <br />side of Marina Boulevard between Pacific and Eveleth Avenues. These two parcels <br />are each 15,360 square feet (0.35 acres) in size. The parcels are currently improved <br />with a small concrete -block commercial building (formerly a service station) and an <br />unoccupied wood -frame single family residence which has been converted into an <br />office (all one story tall). <br />1152 Marina Boulevard, a rectangular -shaped parcel occupying the northeast corner <br />of Marina Boulevard and Wayne Avenue. This parcel is 26,650 square feet (0.61 <br />acres) in size ar►u is improved with a two-story, concrete block industrial building <br />formerly occupied by a printing company. <br />In total, the three parcels contain 57,370 square feet (1.32 acres). Two of the three <br />parcels are contiguous with the third parcel a half -block further west. All three of the <br />parcels front on the north side of Marina Boulevard across from the Marina Square <br />Shopping Center. <br />Developer/Auto Dealer <br />The Developer is the Auto Dealer, the Batarse Family Trust, operating as the Lloyd A. Wise <br />Companies, a California corporation. <br />Project Description <br />The Section 33433 report addresses the Agency Assemblage outlined above, for the development of <br />one new automobile dealership and one used car facility. Overall, the proposed development will <br />consist of four new automobile dealerships and one used car facility to support the new car <br />dealerships, and will include vehicle showrooms, office areas, service bays, retail parts departments, <br />an on -site parking area and ancillary grounds landscaping. <br />KEYSER MARSTON ASSOCIATES I N C. <br />1909610014-002.dx Page 3 <br />
