CONDITIONS OF APPROVAL <br />PLN22-0007 <br />2585 West Avenue 133rd (APN 079A-0588-040-00) <br />Michael Todd Barbour (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A through D, <br />attached to the staff report dated April 19, 2022. (Exhibits are on file in the City of <br />San Leandro Community Development Department, 835 East 14th Street, San <br />Leandro, California, 94577). <br />Exhibit A — Title Sheet, Site Plan (Sheet A0.1) <br />Exhibit B — Floor Plan (Sheet A.1) <br />Exhibit C — Exterior Elevations (Sheet A.2) <br />Exhibit D — Roof Plan, Eave & Ridge Details, Building Section (Sheet A.3) <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. This Major Residential Site Plan Review approval permits the construction of a <br />one-story addition (948 square feet) to the existing one-story house (760 square <br />feet), with a new attached two -car garage (380 square feet). The resulting house <br />would total 1,708 square feet, including 3 bedrooms and 2 baths, with a 380 square - <br />foot attached garage. The subject property is 2585 West Avenue 133rd, also known <br />as Assessor's Parcel Number 079A-0588-040-00. <br />D. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design or materials shall be <br />subject to the review and approval of the Zoning Enforcement Official. <br />E. Prior to issuance of building permits, the applicant shall indicate details and <br />specifications for exterior lighting on the proposed structure. Any new exterior <br />lighting proposed shall be low wattage, located and designed to be fully shielded to <br />cast light downward and not shine on adjacent properties, details subject to the <br />approval of the Zoning Enforcement Official. <br />F. Windows and Doors. The owner/applicant provide windows and doors that match <br />the existing windows and doors on the existing house as to style and trim types and <br />color, or alternately update the house windows and doors to match the new <br />windows and doors.
