EXl-MIT "A" CITY ENGINEER'S REPORT AND CONDITIONS OF APPROVAL FOR PARCEL MAP 6978 13170 NEPTUNE DRIVE FINDINGS Pursuant to the provisions of Section 7-1-520 of the San Leandro Municipal Code, I have examined Parcel Map 6978 and find that it will be in compliance with Title VII, Chapter 1 of the San Leandro Municipal Code and the State Subdivision Map Act upon completion of the conditions of approval listed below. CONDITIONS OF APPROVAL I recommend the following conditions of approval for Parcel Map 6978: 1. Subdivider shall pay a Utility Undergrounding Conversion Fee, in the amount of ONE THOUSAND FIVE HUNDRED SIXTY ONE DOLLARS ($1,561.00), in accordance with Paragraph F. of the City Underground Utility District Master Plan, prior to the recordation of Parcel Map 6978 in the Office of the Alameda County Recorder. 2. Prior to recordation of the Parcel Map, Subdivider shall modify the owner's statement, on the Parcel Map, by adding a statement that Parcel 4 is a non - buildable parcel and is created for ingress/egress and as common area to Parcels 1, 2 and 3. Sale of said Parcel 4 shall require the approval of the owner's and their successors of Parcels 1, 2, and 3. Said sale will also require approval from the Engineering and Transportation Department and Development Services Department of the City of San Leandro. 3. Prior to recordation of the Parcel Map, Conditions, Covenants, and Restrictions shall be submitted by the applicant for review and approval of the City of San Leandro. 4. Prior to recordation of the Parcel Map, the applicant shall submit a complete landscaping plan for the review and approval of the Development Services Department.
