IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br />RESOLUTION NO.99 - 162 (2875 ) <br />RESOLUTION APPROVING VESTING TENTATIVE MAP <br />(Vesting Tentative Map, Tract 7133; <br />1355 and 1359 Santa Rosa Street, 391 and 393 Estudillo Avenue and <br />380, 384 and 390 Joaquin Avenue; Assessor Parcel Numbers 77-551-17-1) <br />Findings <br />The City Council of the City of San Leandro finds that the proposed map, together with the <br />provisions for its design and improvements, are as follows: <br />A. The proposed map will be consistent with the General Plan and applicable specific plans, <br />in that it provides for lower -density residential use in an area with some older residential, <br />commercial and industrial development. <br />B. The design and improvements of the proposed subdivision is consistent with the General <br />Plan in that it includes an orderly division of parcels which are adequately served by <br />streets and with drainage for single-family, residential development. <br />C. The site is physically suitable for residential development in that it is relatively flat, and <br />there are no known problems regarding, cultural, historical or scenic aspects. Soil <br />stability will be reviewed thoroughly prior to issuance of building permits. <br />D. The proposed density of development of one dwelling unit per 2157 square feet (20 <br />units/acre) will be compatible with adjacent, existing, low and medium density residential <br />development and existing professional office development in the vicinity. <br />E. The design of the subdivision or proposed improvements are not likely to cause <br />substantial environmental damage or substantially and avoidably injure fish or wildlife or <br />their habitat as stated in the Negative Declaration. <br />F. The design of the subdivision or type of improvements is not likely to cause serious <br />public health problems. A residential subdivision will not involve any amounts of' <br />hazardous materials or products. <br />
