B. STREETS & DRIVEWAYS <br />1. The minimum driveway width shall be 16 feet for Lot 1 and 14 feet for Lot 2 to Lots. "No Parking" <br />shall be designated between the driveways for Lots 1 & 2 and Lots 3 & 4/5. Any existing parking <br />spaces in this location shall be eliminated. Parking shall be allowed only between the driveways for <br />Lots 2 & 3. Any proposed striping modifications on Estudillo Avenue shall be as approved by the <br />Transportation Administrator. <br />2. The Subdivider shall replace the existing curb and gutter, sidewalk and handicap ramps along the <br />entire project frontage along Estudillo Avenue. The sidewalk shall be a monolithic sidewalk with a <br />minimum width of eight feet. In order to mitigate the expected impact due to the numerous <br />excavations for utility lateral connections, the Subdivider shall reconstruct Estudillo Avenue to the <br />center of the roadway and by grinding and applying a two inch asphalt overlay over the remainder of <br />the roadway upto the intersection with Huff Road. Final extent of the roadway reconstruction and <br />overlay shall be as approved by the City Engineer. <br />3. The Subdivider proposes to construct the driveway for Lot 2 adjacent to an existing inlet on Estudillo <br />Avenue. The Subdiver shall either redesign the driveway or relocate the inlet such that this conflict is <br />eliminated. <br />4. The plans indicate that the Subdivider desires to use a portion of the public right—of—way of Estudillo <br />Avenue for on -site private parking in the driveways. The Subdivider shall either redesign the <br />development to eliminate the driveway parking encroaching into Estudillo Avenue or the Subdivider <br />shall make a request in writing to the City Engineer to relinquish a portion of the right-of-way of <br />Estudillo Avenue along the project. The City shall then make a determination regarding the request <br />for right -of way abandonment. If the City approves the request, Subdivider shall provide all necessary <br />documentation and shall pay all costs incurred to complete such abandonment. If the request for <br />abandonment is not approved, the Subdivider shall redesign the development prior to approval of the <br />Vesting Tentative Map, to eliminate the driveway parking encroaching into Estudillo Avenue. <br />C. STORM DRAINAGE <br />1. Storm drainage service from the project shall be provided as directed and approved by the City <br />Engineer. The site shall be graded to increase runoff flow over grassed and landscaped areas and to <br />ensure no runoff onto neighboring properties. <br />D. GRADING AND EROSION CONTROL <br />1. Prior to the approval of the first Final Map, the Subdivider shall submit all information including a <br />Grading Plan accompanied by Soils Engineering and Engineering Geology Reports, in the accordance <br />with requirements of the City of San Leandro Municipal Code Title VII, Chapter 12 and obtain a <br />grading permit. <br />VTM 7154 <br />
