Prior to approval of the Final Map, Subdivider shall satisfy the existing obligation on the property by reimbursing the City costs of undergrounding of overhead utilities along Estudillo Avenue, previously completed by the City, in accordance with the City's Underground Utility District Master Plan. H. FEES AND DEPOSITS 1. Design review fees, development impact fees, permit fees, inspection fees, and any other fees charged by the City or other reviewing agencies for the review, approval, permitting and inspection of the above listed public improvements shall be paid by the Subdivider. 2. Prior to approval of each Final Map, Subdivider shall enter into a Subdivision Improvement Agreement for that Final Map and shall post security and insurance in the amounts and forms acceptable to the City Engineer. 3. Prior to approval of the Final Map, Subdivider shall pay Development Fee for Street Improvement (DFSI) as determined by the City Transportation Administrator, and park -in -lieu fees (see condition I -1) as determined by the City Engineer. The Transportation Administrator has determined that the DFSI for this development shall be three thousand six hundred dollars ($3,600). I. PARKS AND LANDSCAPING 1. Subdivider shall pay Parkland -in -lieu fees in accordance with the Standards of Section 7-1-800, et seq. San Leandro Municipal Code. 2. Prior to approval of the Final Map, the Subdivider shall prepare a landscaping and irrigation plan for review and approval by the Development Services and the Engineering and Transportation Department. The landscape plan shall include species, size, quantities and location and shall incorporate the proposed street trees along the project frontage. All landscaping shall be designed with efficient irrigation practices to reduce runoff, promote surface infiltration and minimize the use of fertilizers and pesticides that can contribute to stormwater pollution. Landscaping and other surface features shall be located as not to impair sight distance at driveways. 3. Subdivider shall plant three street trees with City standard tree wells within the project frontage along Estudillo Avenue. The Subdivider shall also maintain all proposed street trees in a healthy growing condition for a period not less than three years after planting. Street tree spacing and locations shall be approved by the City Engineer. Street tree species shall be approved by the City Development Services Department. cc: V. Meda, N. Gottipardiy. B.
