Y <br />2. Prior to approval of the Final Map, Subdivider shall satisfy the existing obligation on the property by <br />reimbursing the City costs of undergrounding of overhead utilities along Estudillo Avenue, previously <br />completed by the City, in accordance with the City's Underground Utility District Master Plan. <br />H. FEES AND DEPOSITS <br />1. Design review fees, development impact fees, permit fees, inspection fees, and any other fees charged <br />by the City or other reviewing agencies for the review, approval, permitting and inspection of the <br />above listed public improvements shall be paid by the Subdivider. <br />2. Prior to approval of each Final Map, Subdivider shall enter into a Subdivision Improvement <br />Agreement for that Final Map and shall post security and insurance in the amounts and forms <br />acceptable to the City Engineer. <br />3. Prior to approval of the Final Map, Subdivider shall pay Development Fee for Street Improvement <br />(DFSI) as determined by the City Transportation Administrator, and park -in -lieu fees (see condition <br />I -1) as determined by the City Engineer. The Transportation Administrator has determined that the <br />DFSI for this development shall be three thousand six hundred dollars ($3,600). <br />I. PARKS AND LANDSCAPING <br />1. Subdivider shall pay Parkland -in -lieu fees in accordance with the Standards of Section 7-1-800, et <br />seq. San Leandro Municipal Code. <br />2. Prior to approval of the Final Map, the Subdivider shall prepare a landscaping and irrigation plan for <br />review and approval by the Development Services and the Engineering and Transportation <br />Department. The landscape plan shall include species, size, quantities and location and shall <br />incorporate the proposed street trees along the project frontage. All landscaping shall be designed <br />with efficient irrigation practices to reduce runoff, promote surface infiltration and minimize the use <br />of fertilizers and pesticides that can contribute to stormwater pollution. Landscaping and other <br />surface features shall be located as not to impair sight distance at driveways. <br />3. Subdivider shall plant three street trees with City standard tree wells within the project frontage along <br />Estudillo Avenue. The Subdivider shall also maintain all proposed street trees in a healthy growing <br />condition for a period not less than three years after planting. Street tree spacing and locations shall <br />be approved by the City Engineer. Street tree species shall be approved by the City Development <br />Services Department. <br />cc: V. Meda, N.
