2. Prior to Final Plan approval for any phase of the project, the Subdivider shall prepare a <br />landscaping and irrigation plan for review and approval by the Development Services and <br />the Engineering and Transportation Department. The landscape plan shall include species, <br />size, quantities and location. All landscaping shall be designed with efficient irrigation <br />practices to reduce runoff, promote surface infiltration and minimize the use of fertilizers <br />and pesticides that can contribute to stormwater pollution. Landscaping and other surface <br />features shall be located as not to impair sight distance at driveways. <br />3. Subdivider shall plant street trees along Fremont Avenue, Chapman Road and the <br />improved and new streets and in the front yards of all the lots throughout the development. <br />The project Homeowner's Association shall maintain the street trees within the <br />subdivision. The Subdivider shall also maintain the trees along Fremont Avenue and <br />Chapman Road in a healthy growing condition for a period not less than three years after <br />planting. The City Engineer shall approve street tree spacing and locations. The City <br />Landscape supervisor shall approve street tree species. <br />4. The exact location, alignment and distance of the perimeter sound walls from the existing <br />face of curb along Fremont Avenue and Chapman Road shall be reviewed and approved <br />by the City Engineer and the Planning Department. <br />Prior to issuance of the first Certificate of Occupancy in any phase of the project, the <br />Subdivider shall construct all of the perimeter soundwalls and/or masonry walls required <br />to be built in that phase. The design of all sound and masonry walls shall be approved by <br />the City Engineer. <br />cc: V. Meda, N. Gottiparthy, B.
