EXHIBIT A <br />SCOPE OF SERVICES <br />The Scope of Work described below shall be completed for each of the following four shopping <br />centers: <br />Budget Market Center, located at Doolittle and Marina <br />Economy Market, located at Manor and Farnsworth <br />Porter's/Rexall Center, located at Manor and Farnsworth <br />Glendale Federal Savings Center, located at Manor and Farnsworth <br />Contractor shall provide schematic design drawings and associated cost estimates for exterior <br />facade and site work/landscaping improvements for each of the four shopping centers. <br />The following Phase/Task Descriptions and estimated Man-hour and Fee Budget shall apply to <br />the work for each shopping center. <br />PHASE/TASK DESCRIPTIONS, PER SHOPPING CENTER: <br />PHASE A <br />TASK Al. Review existing conditions in the field. (One site visit per shopping center) <br />TASK A2. Meet with City Staff to review project goals and learn about other projects in <br />the area. (Single event) <br />TASK A3. Research existing data: site plan, building plan and/or exterior elevations on <br />microfiche, right-of-way maps, etc. (One event per shopping center) <br />TASK A4. Meet with shopping center owner(s), accompanied by staff to learn about <br />their interests, concerns and goals. (Single event per shopping center) <br />PHASE B <br />TASK B5. Construct up-to-date base drawings of shopping center: site plan and <br />elevations. (Per shopping center) <br />TASK B6. Prepare schematic drawings for two to three alternative renovation schemes <br />that include such items as: additional landscaping, new facade materials, <br />new paint colors, new exterior facade architectural elements, revised parking <br />layout, new exterior lighting, etc. The renovation schemes shall be <br />presented in colored drawings. (Per shopping center) <br />TASK B7. Prepare cost estimates of alternative renovation schemes, with each of the <br />components of the scheme broken down separately. (Per shopping center) <br />PHASE C <br />TASK C8. Present alternative renovation schemes to City staff and shopping center <br />owner(s). (Single event per shopping center) <br />TASK C9. Revise renovation schemes and present to City staff and shopping center <br />owner(s). (Single event per shopping center) <br />PHASE D <br />TASK D10. Prepare one final renovation scheme with final cost estimate. Drawings to <br />be at schematic design level. Presentation to include colored site plan, <br />elevations and a materials board. (Per shopping center) <br />
