Lessee's liability insurance shall comply with the requirements of Exhibit "G". All <br />references to "Contractor" in such Exhibit will be deemed references to Lessee. <br />16.2 Worker's Compensation. Lessee shall maintain, at Lessee' sole expense, <br />a policy or policies of worker's compensation insurance in compliance with applicable <br />California law. Lessee's worker's compensation insurance shall comply with Exhibit <br />11111 <br />16.3 Fire Insurance. Lessee shall maintain, at Lessee's sole expense, a <br />standard form policy or policies of fire and extended coverage insurance on the <br />Leased Premises, including the clubhouse and related buildings and all Personal <br />Property, furnishings and equipment at the Leased Premises with coverage limits not <br />less than eighty percent (80%) of the full replacement cost of the Leased Premises. <br />Lessee shall also maintain insurance coverage on, or otherwise assume financial <br />liability for, the Personal Property and the furnishings and equipment owned by <br />Lessee. <br />16.4 General Provisions. In fulfilling its obligations for the acquisition of <br />insurance coverage under Sections 16.1, 16.2 and 16.3 of this Agreement, Lessee <br />shall have the right to self -insure up to a maximum of Two Hundred Fifty Thousand <br />Dollars ($250,000.00) per occurrence (subject to increase by the percentage increase <br />in each Lease Year in the Consumer Price Index, All Urban Consumers ("CPI") for the <br />area in which the Leased Premises is located over the CPI in effect as of the <br />Commencement Date). Lessee shall make diligent efforts to assure that the policies <br />of insurance to be maintained by it shall not be subject to cancellation except upon at <br />least ten (10) days' written notice to Lessor. At Lessor's request, Lessee shall submit <br />to Lessor a certificate of coverage and proof of payment of premiums. Any insurance <br />required to be carried under this Lease may be included as part of any blanket or <br />other policy or policies of insurance, subject to the provisions of this Lease. <br />17. INDEMNITY. <br />17.1 Lessee's Indemnity. Lessee shall indemnify, protect, defend and hold <br />Lessor harmless from all claims, demands, causes of action and liability resulting from <br />injury to persons or damage to property sustained on or about the Leased Premises <br />and arising from Lessee's operations or as a proximate result of the acts or omissions <br />of Lessee or its employees or agents.
