Of all occupancy classifications except R3 (single-family and duplex) of <br />type IIN, III - 1 hour, IIIN, IV, V - 1 hour or VN construction, the total <br />floor area of which exceeds 7,500 square feet, irrespective of area <br />separation walls. <br />2. Of all occupancy classifications, except R3 (single-family and duplex) of <br />type I or II - fire resistive construction, the total floor area of which <br />exceeds 10,000 square feet, irrespective of area separation walls. <br />Of all occupancy classifications, irrespective of construction type, the <br />overall height of which exceeds 45 feet. Building height shall be <br />determined in accordance with Section 209 of the Building Code. <br />(c) The provisions of this section shall apply to existing buildings or structures when, <br />over any three year period,: <br />1) Permits for additions and alterations increase the floor area by 25 percent. <br />2) Permit valuation for additions, alterations, repairs or other modifications, <br />individually or cumulatively, exceeds 25 percent of building valuation <br />determined by the building official. <br />(d) Automatic sprinkler systems installed within buildings shall have all control <br />valves and flow devices electrically supervised and maintained by an approved <br />Central Alarm Station, as defined in Section 1006.3.3.6.1. Buildings in existence <br />upon the effective date of this subsection shall be made to conform to the <br />provisions herein within one year from said effective date. <br />Section 3-3-396: WEATHER PROTECTION. Subsection 4. is hereby added to Section <br />8003.1.14 to read as follows: <br />4. The area of the overhead shelter shall not exceed 3,000 square feet. <br />2. The aforesaid local amendment is reasonably necessary in order to lessen the <br />threat to life, safety and property represented by certain local climatic, geographical and <br />topographical conditions existing in the City of San Leandro. <br />3. The aforesaid local amendment is enacted pursuant to the authority of Section <br />17958.5 of the California Health and Safety Code, for the purpose of addressing the aforesaid <br />conditions which are more specifically described as follows: <br />
