P. Toler and wife to Ygnacio Peralta and Rafaela Peralta, by deed dated n:Ilay 24, 1860 and recorded in Liber "J" of Feeds, at page 306, distant thereon South :Nesterly nine (0) feet from the intersection thereof with the South ;Western line of East 14th Street (formerly called County Road fro:rl Oakland to San Leandro) , as said highway existed at the date of the deed herein - before referred to, said point of beginning being on the South '47estern line ofsaid street or road as the same existed on April 7, 1000; and running thence South .,esterly along said 171orth estern line of said 20 acre tract ten (10) feet; thence at rifflit angles South Easterly three hundred and twenty-eight and 04/100 (328.04) feet, :core or less, to the ,orth ,'estern line of that certain parcel of land conveyed by Daniel Best to C. L.
