<br />and assigns forever, all its right, title and interest in and to all that certain parcel of land with the appurtenances situate in
<br />the City of San Leandro, County of Alameda, State of California, and particularly described as follows, to -wit:

<br />Park, San Leandro, Alameda County, California," filed in the office of the County Recorder of said County of Alameda on the
<br />24th day of March, 1926.
<br />This deed is made subject to the following covenants and conditions:
<br />FIRST. That prior to March 15th, 1950, no building or structure shall be placed or erected upon the above described
<br />property other than a one -family dwelling house to be of the value of at least. _..Five thousand no/100 Dollars;

<br />provided, however, that a private garage and the usual outhouses may be erected as appurtenant to such existing dwelling
<br />house, but no such garage or outhouses shall be nearer to any street frontage of said lot than such dwelling house; and provided,
<br />further, that any dwelling house erected on the above described real estate, prior to March 15, 1950, shall be set back at
<br />fifteen three

<br />SECOND. That prior to March 15th, 1950, no person of African, Asiatic, Mongolian or Japanese descent shall rent, use

<br />THIRD. That prior to March 15th, 1950, no part of said land shall be used for any manufacturing, mercantile, dairy-
<br />ing or livestock business, or for the conduct of any hospital, sanitorium, public resort or public garage.
<br />FOURTH. That prior to March 15th, 1950, no store, saloon, grocery or mercantile business of any kind or nature shall
<br />be carried on, and no spirituous or malt liquors shall be manufactured, sold, exchanged, bartered or dealt in, upon the above
<br />described property.
<br />In the event of a breach or violation of said conditions, or any of them, then all right and title of the second part..y...,
<br />its suCCessorA.._-_.._BW and assigns in and to said property shall immediately cease, and said prop-
<br />erty shall thereupon revert to the first party, its successors and assigns.
