BERT WALTERS and FRANCES WALTERS, his_w fe _ -_ the first part i e s� hereby Grant to THE CITY OF SAN LEANDRO, a miknicipality, the second party , all that real property situated in the City ---of-Ban Leandro County of Alameda, State of California, deseriljed - as follows: BEGINNING at a point on the Western line of that certain tract of land described in that certain Gift Deed to Mary Cardoza and recorded November 13, 1933, in Volume 3005 of Official Records of Alameda County, State of California, at Page 46, said point being North 70 15' East 26.37 feet from the Northeastern corner of Lot 67, as said Lot 67 is shown on the map entitled "ARDMORE, San Leandro, Alameda County, California", etc., filed April 6, 1925 in Book 3 of Maps, at Page 75, in the office of the County Recorder of Alameda County, California, (the bearing North 70 15' East hereinabove mentioned being shown on said map of Ardmore as North 70 19' 4011 East) ; the point of beginning is also the Northwestern corner of that certain tract of land deeded to Bert and Frances Walters, dated May 4, 1937 and recorded October 7, 1937 under Recorder's Series HH-54821 in the office of the County Recorder of Alameda County, thence Northeasterly along the Northwestern line of said Walters property, North 870 46' 40" East 159.04 feet; thence Shouthwesterl� along the Southeastern line of said Walters `;;roperty South 7 19' 40" West 52.69 feet; thence Northwesterly along the - are of a circle to the right, with a radius of 1278.35 feet, a distance of 8.72 feet; thence Northwesterly, tangent to the last mentioned course, along the are of a reverse circle to the left, with a radius of 421.04 feet,.an are distance of 140.24 feet; thence Southwesterly and tangent to the last mentioned course, South 870 46' 40" West 8.75 feet to the Northeastern corner of said Lot 67 of Ardmore, said point being on the Southern line of Glen Drive; thence North- easterly along the Southwestern line of said Walters property, North 70 19' 40" East 26.37 feet to the point of beginning. BEING A PORTION OF THAT CERTAIN TRACT of land described in said Deed. from Nary Cardoza to Bert and Frances Walters, dated Ulay 4, 1937 and recorded October 7, 1937 under Recorder's Series HH-54821 in the office of the County Recorder of Alameda County, California.
