DEED
<br />I, t_ie undersigned HENRY ROOT, a single man, of the City and County of
<br />San Francisco, State of California.
<br />DO hereby grant, subject to the conditions, limitatio_:zs and reservations
<br />hereinafter contained, unto the CITY OF SAN LEAT?DRO, a municipal
<br />corporation,
<br />All that certain real property situate in the City of San
<br />Leandro, County of Alameda, State of California, and -Iescribed as
<br />follows, to -wit:
<br />Beginning at the point of intersection of the Southwesterly
<br />line of East Fourteenth Street, as now widened, with the Eastern
<br />boundary line of San Antonio Court", all as shown on a map thereof
<br />filed August 9t1a, 1913, in Book 28 of Maps, at page 38, Alameda
<br />County Records, and running thence along said Eastern boundary line
<br />of "San Antonio Court" South 50 13, 20" East 153.45 feet; thence
<br />along the Northeastern boundary line of "San Antonio Court" South
<br />430 011 20" East to its intersection with the center line of San
<br />Leandro Creek; thence Northeasterly and following the center line of
<br />San Leandro Creek to its intersection with said Southwesterly line of
<br />East Fourteenth Street; and thence Northwesterly along said line of
<br />East Fourteenth Street to the point of beginning.
<br />THIS CONVEYANCE is intended to be, and is, a gift of said land to
<br />the City of San Leandro for a public purpose, to -wit: a park or a
<br />public playground.
<br />PROVIDED that said park shall be named and always called the HENRY
<br />ROOT QUADRANGLE. -
<br />THAT it shall be kept and maintained as a park or public play -ground -
<br />that no buildings fences or other improvements shall be made or erected
<br />or permitted to be made or erected upon or about said land except
<br />such as are to be and shad be used exclusively for the purposes
<br />of a public park or playground, and that no part of said land or any
<br />improvement, 'building or fence surrounding or upon the same or
<br />appurtenant thereto, shall be used or permitted to be used for signs,
<br />sign -boards or other advertising means or matter.
<br />PROVIDED FURTHER and it is hereby understood and agreed between tze
<br />parties hereto that in the event any of said conditions shall be
<br />broken or said land or appurtenance; used for an other purpose than
<br />that above specified, then and in that event said land premises and
<br />appurtenances together with all improvements thereon shall revert to
<br />said party of the first part, his heirs, administrators or assigns.
