<br />said land to the City of San Leandro for a public purpose, to -wit:

<br />P OVIDED FURTHET, that it shall be kept and maintained
<br />as a park or playground; that no buildings, fences or
<br />other irnprovements shall be made tir erected or permitted to be
<br />made or erected upon or about said land except such as are to be
<br />and shall be used exclusively for the purposes of a public --ark or
<br />playground, and that no part of said land. or any improvement,
<br />building or fence surrounding or upon the same or api,urtenart
<br />thereto shall be used or permitted to be used for signs, sign-
<br />boards or other advertising r.:edns or matter.
<br />PEWIDED FURT'.IIER , that said "TIEN .Y ROOT QUADF.AFG?,E" ,
<br />consisting of the land hereby conveyed and the land heretofore
<br />conveyed by said Henry Root to said City of San Leandre for the
<br />same purpose, shall be irrzr:ediutely iriproved by said City of San
<br />Leandro.
<br />PROVIDED FURTHER, and it is hereby understood and agreed
<br />between the parties hereto that in the event any of said con-
<br />ditions shall be broken or said land or appurtenances used for any
<br />other purpose than that above specified, then and in that event,
<br />said land, premises and appurtenances together with all improve-
<br />ments thereon shall revert to said i;arty of the first part, his
<br />heirs, administrators or assigns.
