Brown, dated July 22, 1940 and recorded August 29, 1940 in Book 3970 of Official Records, page 95; and acquired by the decree of distribution made on August 29, 1940 by the Superior Court of the State of California, in and for the County of Alameda, in the ;natter of the estate of Sarah A.
