RWB:AM 2:8 5-23-62 <br />AT106886 <br />- RE 646 IM:720./ <br />THE WESTERN PACIFIC RAILROAD COMPANY, a California cor- <br />poration, Grantor, hereby GRANTS unto the CITY OF SAN LEANDRO, <br />a municipal corporation of the State of California, Grantee, an <br />easement for roadway purposes over, along and across that <br />certain real property situate in the County of Alameda, State <br />of California, described as follows: <br />Commencing at the point of intersection of <br />the northwestern line of that certain tract of <br />land described as Parcel #5 in the deed from <br />Alameda County -East Bay Title Insurance Company, a <br />corporation, to The Western Pacific Railroad Company, <br />a corporation, recorded March 6, 1950, in Book 6041 <br />of Official Records of Alameda County, page 125, with <br />the northeastern line of that certain 80.0-foot strip <br />of land, described in the deed from Andrew Murphy, <br />et ux, to Western Pacific Railway Company recorded <br />June 16, 1906, in Book 1170 of Deeds, page 83, <br />Alameda County Records, said point of commencement <br />being the most westerly corner of that certain map <br />entitled RECORD OF SURVEY FOR WESTERN PACIFIC RAIL- <br />ROAD COMPANY, ESTUDILLO PROPERTY, filed for record <br />April 3, 1962, in Book 4 of Records of Surveys at <br />page 45, Alameda County Records; thence from said <br />point of commencement South 49' 31' East along the <br />northeastern line of said 80.0-foot strip of land <br />(the bearing of said northeastern line being taken <br />as South 49' 31' East for the purpose of this <br />description), and along the northeastern line of <br />that certain 80.0-foot strip described in the deed <br />from Jose Maria De Silva, et ux, to Western Pacific <br />Railway Company by deed recorded June 1.6, 1906, <br />in Book 1170 of Deeds at page 90, Alameda County <br />Records, a distance of 346.41 feet to the point <br />of beginning of the easement to be described; <br />thence from said point of beginning South 49' 31' <br />East along said northeastern line, a distance of <br />62.87 feet; thence South 23' 05' 43" West, a dis- <br />tance of 66.26 feet; thence southerly along the <br />arc of a curve having a radius of 630.0 feet (the <br />center of said curve bears North 66' 54' 17" West), <br />through a central angle of 1° 35' 29", an arc <br />distance of 17.50 feet, to a point on the south- <br />western line of said 80.0-foot strip; thence <br />North 49' 31' West along said southwestern line, <br />a distance of 62.62 feet; thence North 230 05' <br />43" East, a distance of 83.83 feet, to the point <br />of beginning. <br />Containing an area of 5028.65 square feet, <br />more or less. <br />
