RWB:AM 2:8 5-23-62 AT106886 - RE 646 IM:720./ THE WESTERN PACIFIC RAILROAD COMPANY, a California cor- poration, Grantor, hereby GRANTS unto the CITY OF SAN LEANDRO, a municipal corporation of the State of California, Grantee, an easement for roadway purposes over, along and across that certain real property situate in the County of Alameda, State of California, described as follows: Commencing at the point of intersection of the northwestern line of that certain tract of land described as Parcel #5 in the deed from Alameda County -East Bay Title Insurance Company, a corporation, to The Western Pacific Railroad Company, a corporation, recorded March 6, 1950, in Book 6041 of Official Records of Alameda County, page 125, with the northeastern line of that certain 80.0-foot strip of land, described in the deed from Andrew Murphy, et ux, to Western Pacific Railway Company recorded June 16, 1906, in Book 1170 of Deeds, page 83, Alameda County Records, said point of commencement being the most westerly corner of that certain map entitled RECORD OF SURVEY FOR WESTERN PACIFIC RAIL- ROAD COMPANY, ESTUDILLO PROPERTY, filed for record April 3, 1962, in Book 4 of Records of Surveys at page 45, Alameda County Records; thence from said point of commencement South 49' 31' East along the northeastern line of said 80.0-foot strip of land (the bearing of said northeastern line being taken as South 49' 31' East for the purpose of this description), and along the northeastern line of that certain 80.0-foot strip described in the deed from Jose Maria De Silva, et ux, to Western Pacific Railway Company by deed recorded June 1.6, 1906, in Book 1170 of Deeds at page 90, Alameda County Records, a distance of 346.41 feet to the point of beginning of the easement to be described; thence from said point of beginning South 49' 31' East along said northeastern line, a distance of 62.87 feet; thence South 23' 05' 43" West, a dis- tance of 66.26 feet; thence southerly along the arc of a curve having a radius of 630.0 feet (the center of said curve bears North 66' 54' 17" West), through a central angle of 1° 35' 29", an arc distance of 17.50 feet, to a point on the south- western line of said 80.0-foot strip; thence North 49' 31' West along said southwestern line, a distance of 62.62 feet; thence North 230 05' 43" East, a distance of 83.83 feet, to the point of beginning. Containing an area of 5028.65 square feet, more or less.
