RWB:ArI 2:6 ' 11-1-61 THE W?STERN PACIFIC RAILROAD COMPANY, a California corpo- ration, Gm ntor, does hereby grant unto the CITY OF SAN LEANDRO, a municipal corporation of the State of California, Grantee, an easement for a public street over and across that certain real property situate in the City of San Leandro, County of Alameda, State of California, described as follows: A portion of Lot 14 as shown on the map ' of the Hemme Tract, filed October 1, 1889, in Map Book 9, page 33, Alameda County Records, de- scribed as follows' Commencing at the southwestern corner of said Lot 14; thence along the southeastern line of said Lot 14, the southeastern line of said Lot 14 being also the northwestern line of Castro Street, 60 feet wide, North 62' East 68.95 feet to its intersection with the northeastern line of The Western Pacific Railroad Company right of way, 80 feet wide, said point of intersection being the ACTUAL POINT OF BEGINNING: thence along the said northeastern line of The Western Pacific Railroad Company right of way North 49' 07' West 34.12 feet to a point.of cusp with a non -tangent curve concave to the west, having a radius of 39.00 feet and a central angle of 52' 58' 22" (a radial line to said point of cusp bears North 59° 18' 43" East); thence southeasterly and southerly 36.06 feet along the arc of the said non -tangent curve to a point of cusp with a non - tangent line, said non -tangent line being the aforesaid northwestern line of Castro Street (a radial line to said point of cusp bears South 67' 42' 55" East); thence along the said northwestern line of Castro Street North 62' East 26.33 feet to the point of beginning. In the event that the hereinabove described real prop- erty or any part thereof shall ever cease to be used for the purpose provided in this deed, the easement, or such part thereof as shall have ceased to be so used, and all right, title ASi461035 -1- �
