<br />THE WESTERN PACIFIC RAILROAD COMPANY, a corporation,
<br />Grantor, hereby GRANTS to the CITY OF SAN LEANDRO, a municipal
<br />corporation of the State of California, Grantee, all that cer-
<br />tain real property situate in the County of Alameda, State of
<br />California, described as follows:
<br />Commencing at the point of intersection
<br />of the northwestern line of that certain tract of
<br />land described as Parcel #5 in the deed from Alameda
<br />County -East Bay Title Insurance Company, a corpora-
<br />tion, to The Western Pacific Railroad Company, a
<br />corporation, recorded March 6, 1950, in Book 6041
<br />of Official Records of Alameda County, page 125,
<br />with the northeastern line of that certain 80.0-foot
<br />strip of land, described in the deed from Andrew
<br />Murphy, et ux, to Western Pacific Railway Company
<br />recorded June 16, 1906, in Book 1170 of Deeds, page
<br />83, Alameda County Records, said point of commence-
<br />ment being the most westerly corner of that certain
<br />map entitled RECORD OF SURVEY FOR WESTERN PACIFIC
<br />RAILROAD COMPANY, ESTUDILLO PROPERTY, filed for
<br />record April 3, 1962, in Book 4 of Records of Sur-
<br />veys at page 45, Alameda County Records; thence from
<br />said point of commencement South 49' 31' East along
<br />the northeastern line of said 80.0-foot strip of
<br />land (the bearing of said northeastern line being
<br />taken as South 49' 31' East for the purpose of this
<br />description), a distance of 247.70 feet, to the
<br />most southerly corner of said Parcel #5; thence
<br />North 41' 57' 30" East along the southeastern line
<br />of said Parcel #5 and along the northeasterly pro-
<br />duction of said southeastern line, a distance of
<br />415.29 feet, to the point of beginning of the par-
<br />cel of land to be described, said point of beginning
<br />being the most northerly corner of Parcel #3, de-
<br />scribed in said deed recorded in Book 6041 of
<br />Official Records at page 125; thence from said
<br />point of beginning South 41' 57' 30" West along
<br />the northwestern line of said Parcel #3, a distance
<br />of 58.38 feet; thence southerly along the arc of
<br />a curve having a radius of 630.0 feet (the center
<br />of said curve bears South 51' 59' 54" East), through
<br />a central angle of 140 54' 23", an arc distance
<br />of 163.90 feet; thence tangent to said curve South
<br />23' 05' 43" West, a distance of 205.17 feet, to a
<br />point on the northeastern line of that certain 80.0-
<br />foot strip described in the deed from Jose Maria
<br />De Silva, et ux, to Western Pacific Railway Company
<br />by deed recorded June 16, 1906, in Book 1170 of
<br />Deeds at page 90, Alameda County Records; thence
<br />South 49° 31' East along said northeastern line, a
<br />distance of 62.87 feet; thence North 23' 05' 43"
<br />East, a distance of 223.96 feet; thence northeasterly
<br />along the arc of a 570.00-foot radius curve, con-
<br />centric with above -mentioned curve having a radius
<br />of 630.00 feet (the center of said curve bears South
<br />66' 54' 17" East), through a central angle of 19'
<br />06' 12", an arc distance of 190.05 feet; thence
<br />North 42' 11' 55" East, a distance of 12.46 feet,
<br />to a point on the northeastern line of said Parcel
<br />#3; thence North 48' 00' West along last said north-
<br />eastern line, a distance of 58.56 feet, to the point
<br />of beginning.

<br />or less.
