All that lot of land situated in the City of San Leandro, County of Alameda, State of California, described as follows: Beginning at a.point on the northern line of Dutton Avenue, as said Avenue is now widened to 60 feet in width, distant thereon 70.44 feet northeasterly from the point of intersection of said line of Dutton Avenue, as widened with the dividing line between Lots 9 and 10 in Block 12, according to Map herein referred to; running thence northeasterly along said line of Dutton Avenue, as widened, 69.41 feet; thence north 310 05' west 125.61 feet to a point midway between the northern and southern lines of Lot 11 in Block 12, according to Map hereinafter referred to; thence south 580 55' west 67 feet; and thence south 310 05' east 107.49 feet to the pointof beginning. Being portion of lots 10 and 11 in Block 12, as said lots and block are shown on the "Map of Broadmoor, Alameda County," filed January 30, 1908, in Book 23 of Maps, page 68, in the office of the County Recorder of Alameda County. C. no later than May 79 1963 Upon acceptance of this option by thjDo p��re�4a0h yi1:6 of19Sb�n Leandro, the Optionee,shall deposit/in estern Tit e Gualan y / Company, escrow #639088, $10,000.00, less the aforementioned $10.00, and note for $22,500.00 due on or before 90 days with interest at 6% per annum secured by a Deed of Trust with instructions to close this escrow upon delivery of a good and sufficient Deed showing the property free and clear of any liens or encumbrances save said aforesaid Deed of Trust and a Surrender and Release of any lease duly executed by the present lessee. Taxes and rent shall be pro -rated to date of closing of said escrow.
