Real property in the City of San Leandro, County of Alameda, <br />State of California, being a portion of the parcel of land described <br />in the deed from John H. Schneider to Andrew Paradi and Savina <br />Paradi, his wife, dated July 6, 1948, and recorded July 15, 1948, <br />in Book 5554, page 564, Official Records of Alameda County, described <br />as follows: <br />Beginning on the southeastern line of Lewelling Boulevard at the <br />northeast corner of Lot 83, as said boulevard and lot are shown on <br />the map of Tract 2001, filed July 2, 1959, in Bonk 39 of Maps, <br />pages 98 and 99, Alameda County Records (Tract 2001 being taken as <br />the basis of bearings for this description), said point of beginning <br />being also on the western line of the first mentioned parcel of land; <br />thence north 710 50' 30" east 136.62 feet along the northeasterly <br />prolongation of the said southeastern line of Lewelling Boulevard <br />to its intersection with the eastern line of the first mentioned <br />parcel of land; thence north 00 39' 40" west 13.63 feet along the <br />last mentioned line to the southeastern line of Lewelling Boulevard <br />as it existed July 1, 1959; thence south 710 50' 30" west 136.62 feet <br />along the last mentioned line to its intersection with the said <br />western line of the first mentioned parcel of land; thence south <br />00 39' 40" east 13.63 feet along the last mentioned line to the <br />point of beginning. <br />Optionee shall construct all improvements, including curbs, gutter <br />and sidewalks on said property at no expense to the Optionor. <br />Optionee shall install an adequate driveway apron on said property <br />and into the remaining property owned by Optionor. <br />
