June 20, 1956 and recorded July 5, 1956, <br />in Book 8080, page 109, Official Records); thence along said <br />curve northeasterly, northerly, and northwesterly 54.98 feet to <br />a tangent line, said tangent line being the aforementioned <br />southwestern line of Merced Street; thence along the said south- <br />western line of Merced Street north 270 30' west 23.00 feet to <br />a point of cusp with a tangent curve concave to the west having <br />a radius of 40.00 feet and a central angle of 900; thence along <br />said curve southeasterly, southerly, and southwesterly 62.83 <br />feet to a reverse curve concave to the southeast, having a radius <br />of 506.00 feet and a central angle of 100 531; thence along <br />said curve southwesterly 96.11 feyt to a reverse curve concave <br />to the northwest, having a radius/494.00 feet and a central angle <br />of 100 531; thence along said curve southwesterly 93.84 feet <br />to a point of cusp with a tangent line, said tangent line being <br />the aforementioned northwestern line of First Avenue; thence <br />along the said northwestern line of First Avenue north 620 30, <br />east 193.88 feet to the point of beginning. <br />The above described parcel of land contains 2507 square feet, <br />more or less. <br />Optionee shall replace all existing concrete curbs, gutters <br />and sidewalks and shall replace any other improvements <br />including shrubs andplants now in place on the property <br />being taken. <br />
