CALIFORNIA May 21, 1964 North American Title Insurance Company 120 Juana Avenue San Leandre, California Gentlemen: Please refer to your escrow #346541, dated December 26, 1962, the Robert W. and Irene Viner Hummel property. Enclosed are the following: a signed deed describing the property to be conveyed, dated April 24, 1964; a warrant in the amount of $1,019 (full price of the property being taken is $1,029--$10.00 having been paid to the owners at the time of taking; the option); a signed but undated certificate of authorisation by the City Clerk accepting the property on behalf of the City; and a copy of an agreement, for your information, between the City of San Leandro and the Richfield Oil Corporation dated March 19, 1964, in which the Richfield Oil Corporation quit claims their interest to the property being conveyed to the City. The preliminary title report dated December 26, 1962, indicates that the only encumbrance against the property is the lease with Richfield Oil Corporation. The payment by the City to Richfield Oil Corporation, as noted in the agreement, for the relocation of a light standard is not part of this escrow. Taxes are to be prorated as of the date of recording the deed. Upon recordation of the deed and issuance of the policy of title insurance, shoving title vested in the City free and clear of all encumbrances, you are authorised to deliver payment to the persons entitled thereto. Please have the deed recorded and returned to the City Manager's Office, City hall, San Leandro, California. Please make a note of this last instruction on the back of the deed.
