Portion of Lots 1 and 2, Block "A", as shown on the Cherry Lynn Tract, filed January 24, 1908, in Book 23 of Maps, page 65, Alameda County Records, described as follows: Commencing at the northeastern corner of said lot 1; thence along the northwestern line of said lot 1 south 620 06' west 10.00 feet to the actual point of beginning, being a point of cusp with a tangent curve concave to the south, having a radius of 10.00 feet and a central angle of 900 011; thence along said curve northeasterly, easterly, and southeasterly 15.71 feet to a tangent line, said tangent line being the southwestern line of Washington Avenue, formerly San Lorenzo Avenue, as shown on the said map; thence along the said southwestern line of Washington Avenue south 270 55' east 30.01 feet to a point of cusp with a tangent curve concave to the South, having a radius of 40.00 feet and a central angle of 900 011; thence along said curve northwesterly, westerly, and southwesterly 62.83 feet to a point of cusp with a tangent line, said tangent line being the southeastern line of First Avenue, as said avenue is shown on the aforementioned map; thence along the said southeastern line of First Avenue north 62° 06' east 30.01 feet to the point of beginning. Optionee shall pay as additional sum not to exceed $300.00 to Regal Petroleum Co., a corporation, for relocation of sign and electrolier upon delivery of a Quit Claim Deed for the abovementioned property duly signed by present lessees of a lease covering said property recorded March 19, 1957 and re -recorded April 1, 1957 by a Memorandum of Lease. Said Lessees are indicated as Regal Petrole Co. a.corp. and Stanley E. Long.
