GIBSON and HARRY R. GIBSON, JR., as Trustees under the last <br />Will and Testament of Harry R. Gibson, alias, Deceased, for the uses and <br />purposes set forth in the Final Decree of Distribution made on April 11, 1952, <br />in the matter of the estate of said decedent, Case No. 116207, Superior Court, <br />Alameda County; a certified copy of which decree was recorded on April 11, 1952, <br />in Book 6705 page 25 of Official Records of Alameda County, California, in <br />consideration of One Dollar and other good and valuable consideration, the <br />receipt whereof is hereby acknowledged, hereby grant to the City of San Leandro, <br />a municipal corporation, all the right, title and interest that the said <br />Trustees have in and to all that real property situated in the City of San Le- <br />andro, Alameda County, California, described as follows: <br />Beginning at the intersection of the southeastern line of First Avenue, <br />104 feet wide, with the northeastern line of Merced Street, 60 feet <br />wide; thence along the said northeastern line of Merced Street south <br />28' east 300 feet to a point of cusp with a tangent curve concave to <br />the northeast, having a radius of 420 feet and a central angle of <br />06' 51' 08''; thence along said curve northwesterly 50.23 feet to a <br />reverse curve concave to the southwest, having a radius of 420 feet <br />and a central angle of 06' 51' 08''; thence along said reverse curve <br />northwesterly 50.23 feet to a tangent line, said tangent line being <br />parallel to the said northeastern line of Merced Street and 6.00 <br />feet, measured at right angles, northeasterly therefrom; thence along <br />said parallel line north 28' west 169.78 feet, more or less, to a tangent <br />curve concave to the east, having a radius of 44 feet and a central angle <br />of 42' 59' 09" thence northwesterly, northerly and northeasterly 33.01 <br />feet along said curve to a non -tangent line, said non -tangent line <br />being the aforementioned southeastern line of First Avenue; thence along <br />the said southeastern line of First Avenue south 62' west 17.81 feet to <br />the point of beginning. <br />The above described parcel of land contains 1619.28 square feet, more <br />or less. <br />IN WITNESS WHEREOF we, the said Blanche C. Gibson and Harry R.
