FORM NO. 811 FOR USE WI AND EASEMENT POLICIES No. 4000 AND 4C <br />CALIFORNIA LAND TITLE ASSOCIATION STANDARD COVERAGE POLICY FORM - COPTNI-1 1963 <br />SCHEDULE A —Continued <br />;. The land referred to in this policy is situated in the State of California, County of Alameda <br />City of San Leandro , and is described as follows: <br />Commencing at the intersection of the southwestern line of Menlo Street <br />100 feet wide, as widened by Theodore Leroy in 1879, with the centerline <br />of West Avenue 137 (Second Avenue) produced southwesterly (the <br />centerline of said Menlo Street so widened being the same as the <br />centerline of the original Menlo Street) a stone monument set at the <br />point of intersection of the centerline of said Menlo Street with <br />the centerline of West Avenue 137, bears north 620 30' east (the <br />basis of bearings being Mulford Garden Manor) 50 feet from said <br />point of commencement, said point of commencement being also the <br />southeastern corner of the lands now or formerly of Thomas W. <br />Mulford; thence along the southern line of said lands now or former- <br />ly of Thomas W. Mulford, and along the centerline of West Avenue 137 <br />produced southwesterly (said centerline of West Avenue 137 produced <br />southwesterly being also the southeastern line of Fairway Drive, <br />30 feet wide), south 620 30' west 2565 feet to the most northwestern <br />angle point in the boundary of Tract 2143 as shown on the map filed <br />March 16, 1961 in book 44 of Maps, page 19, Alameda County Records; <br />thence continuing along the said centerline of West Avenue 137 produced <br />southwesterly, south 62° 30' west 545.67 feet to the ACTUAL POINT OF <br />BEGINNING; (said actual point of beginning being the actual point <br />of beginning of Parcel "A" as described in the deed from Broadmoor <br />Improvement Co., a California corporation, to Marina Development, a <br />partnership, recorded February 9, 1961, in Reel 263, Image 9, <br />Official Records of Alameda County) thence continuing along said center <br />line of West Avenue 137 produced southwesterly, south 620 30' west <br />1531.922 feet to the western line of Swamp and Overflow Land Survey <br />140; thence along the said western line of Swamp and Overflow Land Survey <br />140, south 440 east 425.638 feet to an angle point; thence continuing <br />along said western line of Swamp and Overflow Land Survey 140, south <br />220 east 594.000 feet to the line dividing Sections 3 and 10 in <br />Township 3 South, Range 3 West, Mount Diablo Base and Meridian, the <br />last mentioned line being also the line dividing said Swamp and <br />Overflow Land Survey 140 from Swamp and Overflow Land Survey 208; <br />thence along the western line of said Swamp and Overflow Land Survey <br />208, south 200 east 487.834 feet to its intersection with a line <br />drawn north 890 49' west from a point on the western line of the right <br />of way 80 feet wide, described in the Deed to Bay and Coast Railroad <br />Company, dated June 22, 1878, recorded June 25, 1878 in book 163 of <br />Deeds, page 234, Alameda County Records, distant along said line, <br />south 270 30' east 585.30 feet from its intersection with the southern <br />line of Rancho San Leandro; thence along said line so drawn south <br />890 49' east 1729.637 feet to the southeastern corner of the afore- <br />mentioned Parcel "A"; thence cont:Liuing along said line so drawn <br />south 890 49' east 84.33 feet; thence north 290 14' 06" west 627.85 feet; <br />thence north 230 24' 14" west 700 feet; thence north 270 30' west 1000 <br />feet to the aforementioned centerline of West Avenue 137 produced <br />southwesterly; thence along the said centerline of West Avenue 137 <br />produced southwesterly Couth 620 30' west 105.67 feet to the actual <br />point of beginning. <br />The above described parcel of land contains 68.730 acres, more or <br />less. <br />
