<br />of Washington Avenue, formerly Watkins Street, distant
<br />along said line south 28° east 340 feet from the south-
<br />eastern line of Floresta Boulevard, formerly ,lest Avenue
<br />144, as said street and avenue are shown on the Partition
<br />Map of the Land of Leonard Stone Estate, filed October 8,
<br />1895, in Book 15 of Maps, page 36, 'lameda County Records;
<br />said point of beginning being the southeastern corner of
<br />the parcel of land described in the deed from Avansino,
<br />Mortensen & Co., a California corporation, to the City of
<br />San Leandro, a municipal corporation, recorded September
<br />25, 1957 in Book 8478, page 67, Official Records of Alameda
<br />County; thence continuing along the said southwestern line
<br />of Washington Avenue south 28° east 405 feet to the north-
<br />western line of the parcel of land described in the deed
<br />from Matilde Ferrari, also known as Metilde Ferrari, a
<br />widow, to Albi E. Ferrari and Helen Ferrari, his wife,
<br />recorded April 4, 1955, in Book 7619, page 291, Official
<br />Records of Alameda County; thence along the last mentioned
<br />line south 62• west 12.00 feet to a line parallel with the
<br />said southwestern line of Washington ^_venue and 12.00 feet,
<br />measured at right angles, southwesterly therefrom; thence
<br />along the said parallel line north 280 west 405 feet to
<br />the southeastern line of the saidlpct-reel of land deeded by

<br />along the last mentioned line north 62• east 12.00 feet to
<br />the point of beginning.

<br />being the southeastern corner of the parcel of land des-
<br />cribed in the Deed of Trust between Matilde Ferrari, a
<br />widow, Trustor, Corporation of Pmerica, a California
<br />corporation, as Trustee, and Bank Qf nmerica• National
<br />Trust and Savings Association, Beneficiary, recorded
<br />February 25, 1952 in Book 6664, page 371, Official Records
<br />of Alameda County; thence continuing along the said
<br />southwestern line of Vfashington Avenue south 280 east
<br />201.78 feet to the northwestern line of Lot 1 as said
<br />lot is shown on the aforementioned map; thence along the r
<br />last mentioned line south 62' west 12.00 feet to a line
<br />parallel with the said southwestern line of Washington
