Parcel 1: <br />Real property in the City of San Leandro, County of Alameda, <br />State of California, being a portion of the parcel of land described <br />in the deed from Frank Alves and Mary Alves, his wire, to Morgan Bros. <br />Patios, a co -partnership, composed of Earle F. Morgan, Murphy J. <br />Morgan and Edward Morgan, dated October 4, 1952, and recorded October <br />14, 1952, in Book 6847, page 476, Official Records of Alameda County, <br />described as follows: <br />BEGINNING at a point on the southwestern line of Washington Avenue, <br />distant along said line north 280 west 780.05 feet from the north- <br />eastern line of the right of way of the Southern Pacific Company; <br />formerly the Central Pacific Railroad; thence along said line of <br />Washington Avenue north 280 west 155.94 feet; thence south 600 43' <br />west 12.01 feet to a line parallel with the said line of Washington <br />Avenue and 12.00 feet, measured at right angles, southwesterly there- <br />from; thence along said parallel line south 280 east 158.34 feet to <br />the southeastern line of the said Morgan Bros. Patios parcel; thence <br />along the last mentioned line north 490 27' east 12.29 feet to the <br />point or beginning. <br />The above described parcel of land contains 1885.68 square feet, <br />more or less. <br />PARCEL II: <br />Real property in the City of San Leandro, County of Alameda, State <br />of California, being a portion of that certain parcel of land deeded <br />by Frank Alves and Mary Alves, his wife, to Morgan Bros. Patios (a <br />co -partnership composed of Earle F. Morgan, Murphy J. Morgan and <br />Edward Morgan), dated October 18, 1954, recorded October 28, 1954 in <br />Book 7463, page 329, Official Records of Alameda County, more particu- <br />larly described as follows: <br />COMMENCING at the intersection of the northeastern line of the right <br />of way of the Central Pacific Railroad with the southwestern line of <br />Washington Avenue; thence along the last mentioned line north 280 <br />west 935.99 feet to the ACTUAL POINT OF BEGINNING; thence continuing <br />along the said southwestern line of Washington Avenue north 280 west <br />124.91 feet to the northwestern line of that 50.19 acre tract of land <br />described in the deed by John B. Ward, et al, to Leonard Stone, dated <br />August 8, 1864, recorded August 8, 1864 in Book "Q" of Deeds, page <br />428, Alameda County Records; thence along the last mentioned line south <br />620 west 12.00 feet to a line parallel with the said southwestern line <br />of Washington Avenue acid 12.00 feet, measured at right angles, south- <br />westerly therefrom; thence along said parallel line south 280 east <br />125.48 feet, more or less, to the southeastern line of the first men- <br />tioned parcel; thence along the last mentioned line north 600 43' <br />east 12.01 feet to the point of beginning. <br />The above described parcel contains 1502.34 square feet, more or less. <br />
