INVESTMENT COMPANY, a partnership, hereby grants to the CITY OF SAN LEANDRO, a municipal corporation, an easement for the in�t - stallation, operation and maintenance of public utilities -*�t under fjiL the following described real property: INITIALS Real property in the City of San Leandro, County of Alameda, State of California, being a portion of Parcel 1, Parcel Map No. 598, recorded July 10, 1970, in Book 64 of Maps at page 49, Alameda County Records, and being further described as follows: Beginning at the intersection of the southwest line of Alvarado Street and the southeast line of said Parcel 1, as said Alvarado Street and Parcel 1 are shown on said Parcel Map No. 598; thence along the last said line south 62° 19' 18" west 5.00 feet to a line drawn parallel with and 5.00 feet southwesterly, measured at right angles, from the said southwest line of Alvarado Street; thence along said parallel line north 28' 16' 15" west 163.240 feet; thence north 27' 46' 30" west 44.868 feet to a point on a non -tangent curve concave to the southwest, having a radius of 40.00 feet (a radial line of said curve to said point bears north 33° 16' 10" east), said curve being at the intersection of Alvarado Street and Teagarden Street as said streets are shown on the said Parcel Map No. 598; thence along the last said curve southeasterly through a central angle of 28' 57' 20" a distance of 20.215 feet to a tangent line; thence along the last said line, said line being the southwest line of Alvarado Street, south 27° 46' 30" east 25.482 feet; thence continuing along the southwest line of Alvarado Street, south 28' 16' 15" east 163.270 feet to the BEGINNING.
