Stehlik, not individually but as <br />Trustees for the Use and Benefit of Trust IT of the Armour and Company Salaried <br />Employes' Pension Plan (hereafter called "Grantor"), with offices at 401 North <br />Wabash Avenue, Chicago, Illinois 60690, hereby grants to the City of San Leandro, <br />a municipal corporation (hereafter called "Grantee"), an easement for street, <br />utility and other public purposes in and over the land described hereafter: <br />Real property in the City of San Leandro, County of Alameda, <br />State of California, being a portion of Lots 1 and 2 of the <br />Whitton Manor Tract, as said Lots and Tract are shown on the <br />map of Whitton Manor filed October 11, 1927, in Map Book 7, <br />Page 54, Alameda County Records; described as follows: <br />Beginning at the Southeast corner of said Whitton Manor, said <br />point also being the intersection of the Southwesterly line <br />of Bancroft Avenue and the Northwesterly line of Estudillo <br />Avenue, as all are shown on said map; thence along the South- <br />westerly line of Bancroft Avenue North 19°25' West 27 feet to <br />a point of cusp with a tangent curve to the Southwest, having <br />a radius of 20 feet, and a central angle of 900; thence along <br />said curve Southeasterly, Southerly and Southwesterly 31.41 <br />feet to a tangent line, said line being parallel with said <br />Northwesterly line of Estudillo Avenue, and 7.00 feet, measured <br />at right angles, Northwesterly therefrom; thence along said <br />parallel line South 70035' West 97.48 feet to the Southwestern <br />line of said Lot 1; thence along said Southwesterly line of <br />Lot 1, South 19025' East 7.00 feet to the said Northwesterly <br />line of Estudillo Avenue: thence along said Northwesterly line <br />of Estudillo Avenue North 70035' East 117.48 feet to the actual <br />point of beginning. <br />The above -described parcel of land contains 808 so_uare feet, more <br />or less. <br />This Grant of Easement is made under the following conditions: <br />(1) Grantor may occupy, use and control said easement for all legal <br />purposes until Grantee takes possession of said easement for the improvement <br />of Estudillo Avenue. <br />(2) Grantee shall assume all costs of constructing and reconstructing <br />street pavement, curbs, gutters, sidewalks, driveways, traffic signals, street <br />lighting, and drainage involved in widening or improving Estudillo Avenue, <br />whenever said improvements shall occur. <br />
