Eaton and Emmett C. Eaton, her <br />husband, is 2549 K¢ IIo Street, Oakland, and their telephone <br />number is Andover �O ;4 I presume that you are more familiar with <br />this title than I but am nevertheless giving you certain facts <br />concerning it. <br />In the first place I am enclosing a pencilled diagram of <br />the land in question. <br />The history of the title is as follows: <br />The Eatons acquired this land from the Flanagans by a <br />deed executed by Joseph Flanagan and Katherine J. Flanagan, his <br />wife, to Matilda J- Eaton, dated July 2, 1926, and recorded July <br />19, 1926, in Book 1348 of Cfficial Records, page 200. Yatilda J. <br />Eaton and her husband on the same day executed a deed of trust to <br />the Flanagans with the Alameda County Title Insurance Company as <br />trustee in the amount of $3750.00. I presume that this was for the <br />purchase price. This deed of trust was subsequently assigned by <br />the rlanagans to The American Bank, later the American Trust Com- <br />pany. <br />On October 28, 19279 Matilda J. Eaton and E. C. Eaton, <br />her husband, conveyed the land to Lucille W. Cheever, a single woman, <br />by deed dated October 28, 1927, recorded November 59 1927, in Book <br />1735 of Official Records, page 136, in the office of the County Re- <br />corder of Alameda County. Charlotte F-T. uieger was the Notary. I <br />mention this because in my conversation with Yrs. Eaton she remem- <br />bered the Notary. You may recall that Yrs. tiueger is the daughter <br />of Billy Hamilton, who was Chairman of the Board of Supervisors <br />here for many years. <br />As I understand it, prior to the date of -the Cheever deed <br />the line of Santa Clara or Bancroft Avenue had been changed so that <br />when the Eatons conveyed away the property there is a question as <br />to whether their deed started at the old line or the new line. <br />
