<br />A portion of lots 114, 115, and 116, as said lots are shown
<br />on the map of the Hemme Tract, filed October 1, 1889, in Map
<br />Book 9, page 33, Alameda County Records, described as follows:
<br />Beginning at the intersection of the southeastern line of
<br />Estabrook Street with the southwestern line of Washington
<br />Avenue, formerly Watkins Street, as said streets are shown on
<br />said map; thence along said southwestern line, southeasterly
<br />138.1 feet to the most eastern corner of said lot 116; thence
<br />along the southeastern line of said lot 116, southwesterly
<br />10 feet to a line parallel with said southwestern line of
<br />Washington Avenue, and 10 feet, measured at right angles, south-
<br />westerly therefrom; thence along said parallel line, north-
<br />westerly 118.1 feet, more or less, to a tangent curve concave
<br />to the south and having a radius of 20 feet; thence along said
<br />curve, northwesterly, westerly, and southwesterly 31.42 feet,
<br />more or less, to a point of cusp with a tangent line, said
<br />tangent line being the said southeastern line of Estabrook
<br />Street; thence along said southeastern line, northeasterly
<br />30 feet, more or less, to the point of beginning.
