Beginning at the western extremity of the curve connecting the western line <br />of Hesperian Boulevard with the southern line of Thornally Drive, as shown <br />on the map of Tract 1147, filed January 24, 1952, in Map Book 31, page 85, <br />Alameda County Records; thence along the said southern line, south 841 02' <br />32" west 75.72 feet to a point of cusp with a tangent curve concave to the <br />south, having a radius of 375 feet, and a central angle of 110 41' 22"; thence <br />along said curve, easterly 76.51 feet to a compound curve concave to the <br />southwest, having a radius of 20 feet, and a central angle of 830 11" <br />28"; thence along said curve easterly, southeasterly, and southerly 29.04 <br />feet to a tangent line; thence along said tangent line, south 10 04' 38" <br />east 50.24 feet to a tangent curve concave to the west, having a radius <br />of 1938 feet, and a central angle of 00 35' 06"; thence along said curve, <br />southerly 19.79 feet to its intersection with a non -tangent line; thence <br />along said non -tangent line, north 400 19' 52" east 0.90 feet to said <br />western line of Hesperian Boulevard; thence along said western line, north <br />00 54' 21" east 76.36 feet to a tangent curve concave to the southwest, <br />having a radius of 20 feet, and a central angle of 960 51' 49"; thence <br />along said curve northerly, northwesterly, and westerly 33.81 feet to the <br />point of beginning. <br />The above describe arcel of land contains 538 square feet, more or less. <br />Bearing and distances used above are based on the California Coordinate <br />System, Zone III. To obtain ground distance, multiply by 1.0000721. <br />Optionee to place all funds in escrow #20298, First California Title <br />Company, Hayward office within 15 days of date hereof. <br />Optionor to remove all existing buildings within 60 days of date of close <br />of the above mentioned escrow. <br />Optionor shall be responsible for installing all new concrete sidewalks <br />in accordance with City of San Leandro and County of Alameda specifications <br />at a cost of $240.00, reimbursement for which is included in the total <br />option amount of $9,190.00. <br />Permission is granted during the course of construction or improvement to <br />enter upon the land adjacent to the above described parcel in order to <br />facilitate siad construction or improvement during the construction of the <br />widening of Hesperian Boulevard by the City of San Leandro, or its agents. <br />It is further consented that said work may be performed by the City of San <br />Leandro, or its agents, any time during_ the impending construction of the <br />widening of Hesperian Boulevard. <br />
