<br />John L. Gompertz and Margaret B. Gompertz, his wife hereby grant
<br />to the CITY OF SAN LEANDRO, a municipal corporation, all that real
<br />property situated in the City of San Leandro, County of Alameda. State
<br />of California, described as follows:
<br />Parcel 1:
<br />Commencing at the intersection of the northeastern line of
<br />Merced Street, 60 feet wide, with the northwestern line of
<br />Marina Boulevard, formerly First Avenue, 104 feet wide; thence
<br />along said northwestern line of Marina Boulevard, north 620 30t
<br />east 21.43 feet to its intersection with a non -tangent curve,
<br />concave to the northeast, having a radius of 40 feet, and a
<br />central angle of 440 25t 37", last said point of intersection
<br />being the ACTUAL POINT OF BEGINNING and the southeastern corner
<br />of the parcel of land described in the deed by Arthur J. Mendonca
<br />to the City of San Leandro, a municipal corporation, dated July 31,
<br />1963, and recorded October 2, 1963, in Reel 1007, Image 119,
<br />Official Records of Alameda County; thence continuing along said
<br />northwestern line of Marina Boulevard, north 620 301 east 28.57
<br />feet to a point of cusp with a tangent curve concave to the
<br />northeast, having a radius of 40 feet, and a central angle of 900;
<br />thence along said curve, southwesterly, westerly, and northwesterly
<br />62.83 feet to a point of cusp with a tangent line, said tangent
<br />line being the northeastern line of said parcel described in the
<br />deed by Arthur J. Mendonca to the City of San Leandro; thence
<br />along the last mentioned line the following two courses, south
<br />27° 301 east 12.00 feet to a tangent curve concave to the northeast,
<br />having a radius of 40 feet, and a central angle of 44° 251 37";
<br />thence along said curve, southeasterly 31.02 feet to the actual
<br />point of beginning.
<br />The above described parcel of land contains 244 square feet
<br />more or less.

<br />Commencing at the intersection of the northeastern line of
<br />Merced Street, 60 feet wide, with the northwestern line of Marina
<br />Boulevard, formerly First Avenue, 104 feet wide; thence along said
<br />northeastern line of Merced Street, north 27° 301 west 235.00 feet
<br />to the ACTUAL POINT OF BEGINNING; thence continuing along said
<br />northeastern line of Merced Street, north 27' 301 west 75.50 feet
<br />to the southeastern line of the parcel of land described in the
<br />deed by Ugo Abram and Palma Abram, his wife, to the City of San
<br />Leandro, dated March 15, 1965, and recorded April 6, 1965, in
<br />Reel 1474, Images 407 and 408, Official Records of Alameda County;
<br />thence along said southeastern line, north 620 301 east 283.00 feet
<br />to an angle point; thence continuing along said southeastern line,
<br />south 27° 30t east 5.50 feet to the northwestern line of the parcel
<br />of land described in the deed by Arthur J. Mendonca to John L.
<br />Gompertz and Margaret B. Gompertz, his wife, dated November 11,
<br />1965, and recorded November 15, 1965, in Reel 1642, Image 443,
<br />Official Records of Alameda County; thence along said northwestern
