Beginning at a point on the northeastern line of East Fourteenth Street, <br />distant thereon 83.87 feet north 47' 19' 20" west from its intersection <br />with the northwestern line of Joaquin Avenue; and ring thence north 42° <br />40' 40" east, a distance of 90.45 feet to a point in the southwestern line <br />of that certain lot of land conveyed by Juana M. Estudillo, et al, to <br />James Corwin, by deed dated December 31, 1867 and recorded in Book 29 of <br />Deeds, at page 672, Alameda County Records, and now or formerly owned by <br />Dr. C. H. Miller; thence along the last mentioned line north 47° 44' west <br />a distance of 24.27 feet; thence south 42° 40' 40" west a distance of <br />90.28 feet to the northeastern line of East Fourteenth Street; thence <br />along the same south 47° 19' 20" east a distance of 24.27 feet to the <br />place of beginning, and <br />Being a portion of that certain lot of land conveyed by S. W. Johnson, <br />et al., to B. C. Hawes by Deed dated March 11, 1889 and recorded in <br />Book 366 of Deeds, at Page 379, Alameda County Records. <br />Optionor shall have the privil#ge of removing any and all fixtures from <br />the building. <br />
