BEING a portion of the parcel of land described in the deed from Domenico Luigi <br />Maggi and Gentile Maggi, his wife, to John J. Maggi and Emily B. Maggi, his wife, <br />recorded November 19, 1951, in Book 6590 O.R., page 486, described as follows: <br />BEGINNING at the intersection of the northwestern line of West Avenue 141 and the <br />southwestern line of Washington Avenue, as said avenues existed February 1, 1961; <br />thence along the said southwestern line of Washington Avenue north 27030' west <br />150 feet to the northwestern line of the said Maggi parcel; thence along the <br />said northwestern line of the Maggi parcel south 62° 30' west 12.00 feet to <br />a line parallel with said southwestern line of Washington Avenue and 12.00 <br />feet, measured at right angles, southwesterly therefrom; thence along said <br />parallel line south 27° 30' east 115 feet to a tangent curve concave to the <br />northwest, having a radius of 30 feet and a central angle of 900; thence along <br />said curve, southeasterly 47.12 feet; thence south 27° 30' east 5.00 feet to <br />the aforementioned northwestern line of West Avenue 141; thence along the said <br />northwestern line of West Avenue 141 north 62° 30' east 42 feet to the point of <br />beginning. <br />Optionor shall remove and/or relocate chain link fencing now on subject property <br />prior to construction of street widening. Optionee shall install curbs and gutters <br />along the frontage on 1ashington Avenue at no expense to Opt=or. (Including radius <br />on 141st Ave.) <br />
